The short version? We’re still in a seller’s market… but it’s starting to breathe a little.

Median sales price: $325,000 (unchanged year over year)

Days on market: 5 (just one day longer than last May)

Over asking sales: 29.4% (down slightly from 2024)

Median price per sq ft: $220
We’re seeing some softening in areas like Bennington and Ralston, while other neighborhoods (like Elkhorn and parts of Papillion) are still holding strong.

🧠 Pro Buyer Advice for Summer 2025
If you’re on the fence about buying, this is the window. Here’s why:

Fewer buyers = less competition

More sellers are offering concessions

Rates are volatile, but expected to trend down
Brian's advice:
“Buy now, before the crowd comes back. If rates drop, you can always refinance—just don’t wait until the next feeding frenzy hits.”
