Thinking about relocating to Omaha or buying a home here? In this month’s update, my lender partner Brian and I sat down for a casual chat about what’s happening in the market, what’s new around the city, and how to make smart real estate moves this summer.


🏡 Omaha Real Estate Market – June 2025

The short version? We’re still in a seller’s market… but it’s starting to breathe a little.

  • Median sales price: $325,000 (unchanged year over year)

  • Days on market: 5 (just one day longer than last May)

  • Over asking sales: 29.4% (down slightly from 2024)

  • Median price per sq ft: $220

We’re seeing some softening in areas like Bennington and Ralston, while other neighborhoods (like Elkhorn and parts of Papillion) are still holding strong.

🧠 Pro Buyer Advice for Summer 2025

If you’re on the fence about buying, this is the window. Here’s why:

  • Fewer buyers = less competition

  • More sellers are offering concessions

  • Rates are volatile, but expected to trend down

Brian's advice:

“Buy now, before the crowd comes back. If rates drop, you can always refinance—just don’t wait until the next feeding frenzy hits.”

🛑 Also, don’t:

  • Co-sign for anyone while you’re buying

  • Rack up credit card debt

  • Change jobs (unless it's W2 to W2)

🏙️ What’s New in Omaha

Omaha’s growing, and it’s not just rooftops:

  • Big Grove Brewery is expanding from Iowa with its first NE taproom near Saddle Creek

  • Crossroads Redevelopment finally has a major tenant: Gamescape by Cinemark—think bowling, laser tag, and arcade energy

  • The Arthur Apartments at 48th & Dodge will preserve the former office of Omaha’s first Black veterinarian, Dr. Arthur Pittman, as its lobby
