Bellevue
Bellevue is Nebraska's oldest city — not oldest suburb, not oldest town in the metro, oldest city in the state — and it carries that distinction in ways that actually show up on the ground. It started as a fur trading post in the 1820s, became one of Nebraska's first permanent settlements, and was the first city incorporated in the state in 1855. Today it sits south of Omaha along Highway 75 and is defined by two things that rarely share a zip code: one of the most strategically important military installations in the country and one of the best natural preserves in the region.
Offutt Air Force Base is both Bellevue's largest employer and its defining cultural reality. A significant portion of the population is active duty, veteran, or connected to the base in some way — and that shapes the community in tangible, positive ways. Commute times from most Bellevue neighborhoods to Offutt's main gate run 5 to 15 minutes. For military families, this is the closest livable community to the base in the entire metro, full stop. If you're PCSing to Offutt and haven't looked at Bellevue first, start here.
Housing in Bellevue runs a wider range than most people expect — from well-maintained post-war ranches and split-levels in established neighborhoods to newer construction closer to Highway 370. Prices are among the most accessible in the metro, and BAH rates for Offutt cover real housing here without much stretch. For buyers who prioritize commute time and price point over suburban newness, Bellevue wins the math on both.
Offutt AFB & Military Families
PCSing to Offutt? Bellevue Is the Closest Place to Land
Offutt Air Force Base sits inside Bellevue's city limits, which makes this the shortest commute to the gate anywhere in the metro — 5 to 15 minutes from most neighborhoods. It's also one of the most BAH-efficient markets around: your housing allowance covers real homes here without much stretch. The 2026 BAH rates for Offutt AFB break down what each pay grade actually buys in Bellevue and the surrounding corridor.
If your orders just dropped, the Omaha military relocation guide walks through the neighborhoods near the base, VA-loan strategy, and how to buy remotely before you arrive. As a veteran myself, I work with Offutt families on PCS moves regularly.

Food & Local Anchors
Bellevue's local spots don't make a lot of noise, but the ones that have been here for decades earn their reputation every day. A few worth knowing:
Community & Events
Offutt Air Force Base doesn't just sit next to Bellevue — it is woven into the identity of the city. Offutt Air Force Base is both Bellevue's largest employer and its defining cultural reality — and the community that has formed around it is tight, experienced at welcoming newcomers, and genuinely good at helping people get settled fast. The base brings a steady, transient-friendly population of active duty families who arrive with PCS orders, put down roots faster than they expect, and often end up buying here before their tour ends.
Mission Avenue serves as Bellevue's historic downtown corridor — a walkable stretch with local restaurants, shops, and the kind of small-city character that larger suburbs tend to pave over. It's worth knowing about before you assume Bellevue is all strip malls and chain restaurants along Fort Crook Road.
Bellevue Berry Farm is one of the metro's best seasonal traditions — a pick-your-own strawberry and produce farm that draws families every June and runs through the summer harvest. It's the kind of community event that ends up on the calendar year after year without needing to be planned.
The Offutt Air Show is one of the biggest annual events in the south metro — military aircraft demonstrations, static displays, and access to the base that draws tens of thousands of visitors each summer. For families with kids who are even remotely interested in aviation or the military, it's a genuine highlight of the year.
Parks, Trails & Outdoor
Bellevue punches well above its weight on outdoor access. Between the forest preserve, the trail connections, and the parks built with families in mind, there's more to do outside here than most people expect from a south metro suburb:
A Brief History of Bellevue
Bellevue is Nebraska's oldest city — a distinction that gets mentioned and then quickly forgotten until you start actually walking around the Mission Avenue area and realize the bones here predate almost everything else in the state. The site along the Missouri River bluffs was used by fur traders in the early 1800s, with Peter Sarpy establishing a prominent trading post that made Bellevue a recognized stop on the river route. Presbyterian and Baptist missionaries followed in the 1830s and 1840s. When Nebraska Territory was organized in 1854, Bellevue had a real argument for becoming the territorial capital — it lost that fight to Omaha, but became the first city formally incorporated in Nebraska in 1855.
The military chapter began in 1896 with the establishment of Fort Crook as a cavalry post on the bluffs south of town. During World War II, the Glenn L. Martin Company built a massive bomber plant on the base, producing B-29 Superfortresses that saw action across the Pacific theater. After the war, Fort Crook became Offutt Air Force Base in 1948 — named for Jarvis Offutt, an Omaha-born WWI aviator who was killed in combat over Belgium in 1918. Offutt became the headquarters of Strategic Air Command (SAC) during the Cold War, putting this small Nebraska city at the center of America's nuclear deterrence strategy for decades.
Today Offutt is home to US Strategic Command (USSTRATCOM), and its presence continues to define Bellevue in every meaningful way — the schools, the housing market, the community culture, and the pace at which newcomers get welcomed and absorbed. A city that started as a fur trading outpost on the Missouri River has spent the better part of two centuries being exactly where the action is.

Living in Bellevue: Common Questions
Is Bellevue, NE a good place to live?
For a lot of buyers, yes — especially if commute time and value matter to you. Bellevue is Nebraska's oldest city, sitting just south of Omaha along Highway 75, and it blends two things you rarely find together: Offutt Air Force Base and one of the region's best nature preserves in Fontenelle Forest. It pulls in a steady mix of military families, veterans, and civilian buyers who want shorter commutes and more accessible prices than much of the metro.
Is Bellevue a good place for military families stationed at Offutt?
It's the most logical landing spot in the metro. Offutt sits inside Bellevue's city limits, so it's the shortest commute to the gate anywhere — 5 to 15 minutes from most neighborhoods. It's also one of the most BAH-efficient markets around: your housing allowance covers real homes here without much stretch. As a veteran, I work with PCSing Offutt families regularly — the 2026 BAH breakdown and military relocation guide have the details.
How far is Bellevue from Offutt Air Force Base?
Offutt is right in Bellevue, so most neighborhoods sit 5 to 15 minutes from the main gate — the shortest base commute of any community in the Omaha metro. That's a big part of why so many Offutt families choose to live here.
What schools serve Bellevue?
Most of Bellevue is served by Bellevue Public Schools, a district with deep roots and a long relationship with the military community it serves. Assignments depend on your exact address — tell me the home you're considering and I'll confirm the boundary, or use the school district lookup on the site.
How much do homes cost in Bellevue?
Bellevue is among the more accessible markets in the metro. Recent figures put the median sale price around $360,000, spanning a wide range — older and post-war homes on the lower end up through newer construction near Highway 370. Because prices stay reasonable and BAH rates stretch well here, it's a strong value play. The live listings on this page are the best gauge of what's actually available right now.
What is there to do in Bellevue?
More than people expect. Fontenelle Forest offers 2,000+ acres of trails and boardwalks along the Missouri River bluffs; American Heroes Park has a splash pad, playgrounds, and military tribute monuments; and historic Mission Avenue in Olde Towne has local shops and restaurants like Stella's, a Bellevue institution since 1935. Seasonal traditions like the Bellevue Berry Farm and the Offutt Air Show round out the calendar.
