Dundee is one of Omaha's most sought-after neighborhoods — the kind of place people move to once and stay for decades. Located just west of Midtown along Underwood Avenue, it combines some of the city's most distinctive historic architecture with a genuinely walkable commercial street, mature tree canopy, and a strong community identity that's been building since the neighborhood was platted in the late 1800s.

The architecture is a big part of what makes Dundee different. Tudor revival homes dominate much of the neighborhood — steeply pitched rooflines, decorative half-timbering, brick and stucco exteriors — mixed in with craftsman bungalows and larger two-stories from the same era. These aren't cookie-cutter houses. They have character that's hard to find anywhere else in the metro, and buyers who discover Dundee tend not to look anywhere else.

Underwood Avenue runs through the heart of it: independent coffee shops, a legendary neighborhood bar, pizza, falafel, ice cream, and a restaurant that's doing something genuinely meaningful for the community. Memorial Park is a few blocks away — one of Omaha's largest green spaces and the site of the city's Fourth of July fireworks every year.

Housing prices in Dundee reflect its reputation. This is one of central Omaha's more competitive markets, and homes here hold their value. Buyers who stretch for Dundee typically don't regret it. Commutes to Midtown, Downtown, and West Omaha along Dodge are straightforward from anywhere in the neighborhood.

Schools

Most homes in Dundee fall within Omaha Public Schools (OPS). Dundee Elementary and Harrison Elementary serve the neighborhood at the elementary level, with Lewis & Clark Middle School as the primary middle school pathway. High school is mostly Central, with some addresses feeding to Benson — worth verifying your specific address if that distinction matters to you.

Food & Local Anchors

Underwood Avenue is the spine of Dundee's commercial district — walkable, almost entirely locally owned, and worth knowing before you move in.

The Dundee Dell
One of Omaha's most iconic neighborhood bars. Known for an extensive scotch selection and some of the best fish and chips in the city. A Dundee institution.
Ooh De Lally
An excellent restaurant with a story worth knowing — it operates as a reentry program giving people leaving incarceration a path to culinary careers. The food is genuinely good, and eating here means something.
Pitch Pizzeria
Wood-fired pizza on Underwood. One of the better pizza spots in Omaha and a consistent neighborhood favorite.
Avoli Osteria
Italian osteria on Underwood with a reputation for doing things right. Worth a reservation.
Amsterdam Falafel
Small takeout spot serving fresh falafel. Simple, good, and exactly what a walkable neighborhood street should have.
e. creamery
Local ice cream shop on Underwood. The kind of place you walk to on a summer evening once you live in the neighborhood.
Blue Line Coffee
Local coffee shop and genuine neighborhood hangout. The kind of place regulars make a daily habit — and you will too.

Community & Events

Dundee has a strong neighborhood association and a residents-first identity that shows up in how the commercial district has developed — independent businesses, community-oriented operators like Ooh De Lally, and a general resistance to the kind of chain retail that homogenizes other neighborhoods. Dundee Day has been a neighborhood tradition since the 1950s, growing from a sidewalk sale into a full street festival on Underwood Avenue — parade, 5K run, pancake breakfast, live music, art vendors, food trucks, and a beer garden. It's the kind of event that tells you something real about a neighborhood's character. Memorial Park's Fourth of July celebration is one of the biggest community events in the city and draws from well beyond the neighborhood. If you're buying in Dundee, you're buying into something that has held its character for over a century.

Parks & Green Space

Memorial Park
One of Omaha's most beloved green spaces — open lawns, mature trees, a Veterans Memorial, and the site of the city's Fourth of July fireworks celebration every year. Walking distance from most of Dundee.
Elmwood Park
Just over the border into Aksarben–Elmwood, but easily accessible from Dundee. Over 180 acres with wooded trails, open space, and a public golf course. Connects to the Keystone Trail.
Metcalfe Park
A popular neighborhood park for kids, dog owners, and anyone who enjoys being outside. Well used and well loved by the surrounding community.

A Little History

Dundee was platted as an independent village in the late 1800s and developed primarily as a streetcar suburb in the early 1900s — which is why the housing stock looks the way it does. The Tudor revivals, craftsman bungalows, and larger period homes were built for middle and upper-middle class families who wanted space, character, and proximity to the city without living in it. Omaha eventually annexed the village, but the neighborhood kept its name and its identity. Well over a century later, both are still intact.
