Elkhorn sits on the western edge of Omaha and has grown faster than almost any other part of the metro over the past decade — and for good reason. Elkhorn was incorporated in 1855, making it one of Nebraska's oldest cities, and that original downtown still has its own identity. Coneflower Creamery recently opened a shop there. Jukes Aleworks brings a local brewery to the neighborhood. Boyd & Charlie's BBQ handles the smoked meat. And Dairy Chef has been running long lines all summer long for soft serve and fried food — the kind of place that becomes a family tradition the first season you live here.


Flanagan Lake is the outdoor anchor — fishing, walking, open water, and the kind of green space that's hard to find closer to the city. New construction throughout Elkhorn ranges from production spec homes to fully custom, and prices reflect the difference. The common thread is space: larger lots, newer builds, and room that central Omaha neighborhoods simply can't offer at comparable price points.


Commutes to West Omaha employment corridors are straightforward. Getting Downtown takes longer, so buyers cross-shopping Elkhorn are usually weighing it against Bennington and Gretna rather than central Omaha neighborhoods. All three have strong schools and newer housing stock — the differences come down to specific district performance, commute direction, and personal feel for each community. Most homes are served by Elkhorn Public Schools, consistently one of the highest-performing districts in the metro. The district runs multiple elementary schools feeding into Elkhorn Middle School, with two high schools — Elkhorn High School and Elkhorn South High School — serving different parts of the district depending on your address. Elkhorn has grown fast but hasn't lost the small-town feel that made it attractive in the first place. Elkhorn Days is the community's signature annual celebration — a 4-day festival featuring the area's largest parade, live music, fireworks, a car show, vendor booths, beer garden, and family activities. It's the kind of event a growing suburb earns over time, and Elkhorn has. Old Town still anchors the community's identity, the schools keep improving alongside the growth, and the mix of established neighborhoods and new development means buyers at different stages of life can all find something that fits.

A Little History

Elkhorn was incorporated in 1855 — one of Nebraska's oldest cities — and operated independently for 150 years before Omaha annexed it in 2005. The annexation was controversial; Elkhorn residents voted against it, but the city proceeded. What resulted is a community that has Omaha's resources and infrastructure while holding onto its own identity. Old Town Elkhorn is the physical reminder of that history, and the reason the neighborhood feels different from every other west Omaha suburb built in the last 30 years.
