Gretna is southwest Omaha's fastest-growing city and one of the metro's most interesting suburb stories — a community that grew up along the I-80 corridor and ended up with a unique combination of strong schools, exceptional outdoor recreation, major retail, and a commute that works for both Omaha and Lincoln. Buyers who land here often didn't consider it first and end up wondering why it took them so long to look.


The school district has grown alongside the community. Gretna Public Schools recently added Gretna East to serve the southwest Omaha expansion, meaning the district now runs two high schools — Gretna High School and Gretna East — with facilities that reflect the investment the community has been making. It's a fast-growing district that's been building ahead of demand rather than behind it, which is a meaningful distinction when you're comparing it to districts still catching up.


The tax picture is similar to Bennington — active development, school bond costs, and SID assessments in newer neighborhoods mean Gretna carries some of the higher effective tax rates in the metro. Sarpy County rather than Douglas, but the growth premium applies here the same way it does further north. Worth understanding before you compare sticker prices with Millard or Papillion.


The I-80 location is a genuine differentiator. West Omaha employment corridors are accessible without fighting city traffic. Downtown Omaha is a straight shot east. And Lincoln is 45 minutes west — viable for people who work in both cities, commute to the University of Nebraska, or just want Husker game access without the full Lincoln relocation. That dual-market positioning is rare in the Omaha suburb landscape.


Most of Gretna's retail growth has happened along Highway 6 in strip mall format rather than around a traditional downtown, but Nebraska Crossing Outlets off I-80 is a legitimate shopping destination that draws from across the metro. And Vala's Pumpkin Patch in the fall is one of the most beloved seasonal destinations in the entire region — the kind of thing that becomes a family tradition your first October in town.


Most homes are served by Gretna Public Schools, with Gretna High School and the newer Gretna East covering different parts of the growing district. Newer construction continues on the southwest edge, and the district has been investing in facilities to keep pace. If you're cross-shopping Gretna against Bennington or Elkhorn, the schools hold up well and the Sarpy County location gives Gretna a slightly different tax and commute profile worth factoring in. Shopping & Local Anchors

Gretna's commercial growth has been corridor-driven rather than downtown-centered — but there are a few anchors worth knowing.

Nebraska Crossing Outlets
One of the metro's major outlet shopping destinations, right off I-80. Draws buyers from across the region and adds genuine retail depth to living in Gretna.
Vala's Pumpkin Patch
One of the most beloved fall destinations in the entire region. Becomes a family tradition your first October in Gretna — and every October after that.
Ashland
Just a short drive west on I-80 — a small town with a genuinely charming downtown full of local shops and restaurants. A great option for a day out without going into the city.

Community & Growth

Gretna is a community actively investing in its own future — new school construction, major commercial development being pitched for the I-80 interchange, and a retail footprint that keeps expanding. Gretna Days has been a community tradition for over 60 years, started by local businessmen as a way to thank the community for supporting local businesses. The weekend runs Friday through Sunday with fireworks, a Saturday night dance in Village Square, a Sunday community picnic in the park, and various events throughout — the kind of tradition that outlasts the people who started it because the community keeps choosing to keep it going. The I-80 location has attracted development interest that other suburbs don't see, and that trajectory points toward a community that will look noticeably different in five years than it does today.

Parks, Trails & Outdoor Recreation

Gretna has the best outdoor recreation profile of any Omaha suburb — proximity to state parks, river activities, and lake access that you simply don't get further north or east.

Schramm State Recreation Area
Trails, wooded bluffs, and access to the Platte River valley right in Gretna's backyard. One of the more underrated state recreation areas in Nebraska.
Mahoney State Park
One of Nebraska's most popular state parks, just minutes away on I-80. Camping, trails, water park, miniature golf, and year-round programming. A full outdoor destination without a long drive.
Tubing the Elkhorn River
A summer staple for Gretna families — floating the Elkhorn is the kind of lazy weekend activity that reminds you why you moved somewhere with room to breathe.
Airboating the Platte River
The Platte River runs along Gretna's southern edge and draws airboaters, fishermen, and outdoor enthusiasts year-round. Not something you can say about most suburbs in the metro.
Wehrspann Lake
Fishing, walking trails, and open water in the Sarpy County area. A well-used local recreation spot for south metro families.

A Little History

Gretna started as a small Sarpy County farming community and stayed that way for most of its history. The I-80 interchange changed its trajectory — turning a quiet village into one of the fastest-growing cities in Nebraska as Omaha's southwest expansion collided with the Lincoln corridor. The original downtown is still there, a reminder of what the town looked like before the subdivisions arrived, but the real story of modern Gretna is what's been built around it and what's still coming.
