Papillion is its own city — separate from Omaha, sitting in Sarpy County just to the south, and growing faster than almost anywhere else in the metro. Buyers come here for the schools, the community feel, and a suburban lifestyle that has genuine character rather than just square footage. The downtown is small but legitimately charming — a real main street with local restaurants, an ice cream shop that draws a crowd, and the kind of walkable block that newer subdivisions can't manufacture. The parks and trail system are well-developed, the commute to Offutt Air Force Base is one of the shortest in the metro, and the community has a welcoming, settled identity that shows up in how it runs its events and maintains its neighborhoods.

Housing spans established neighborhoods closer to downtown and newer developments pushing south and west. That range means buyers at different price points and different stages of life can both find something that works here. Entry-level resale, move-up homes, and newer construction all exist within the city limits. Newer developments further south may carry SIDs that push taxes higher, but overall Papillion tends to run close to Millard in effective tax rate — and both compare favorably to Douglas County. If you're cross-shopping Papillion against other south and southwest metro options, the tax picture is worth understanding before you make assumptions based on listing price alone.

If you're PCS'ing to Offutt Air Force Base, Papillion is one of the most popular landing spots for military families — short commute to the gate, strong schools for kids at every level, and a community that's genuinely used to welcoming people who are new to the area and figuring it out fast. The Military Relocation Guide covers BAH rates, VA loans, and the best neighborhoods near Offutt in detail.

Schools

Most homes are served by Papillion-La Vista Community Schools, one of the strongest and fastest-growing districts in the metro. The district runs two high schools — Papillion-La Vista High School and Papillion-La Vista South — serving different parts of the attendance area. Newer developments on the far south end may fall within the Platteview district instead, so it's worth confirming your specific address before you buy if schools are driving the decision.

Downtown & Local Anchors

Downtown Papillion is small but worth knowing — a genuine main street feel with local spots that draw from across the south metro.

Sauced by Alfaro
One of the most well-regarded restaurants in the south metro. Strong reputation, worth a visit.
Grace Pizza
A newer addition to downtown Papillion that's already earned a strong following. The kind of place a neighborhood needs and is glad to have.
Graley's Ice Cream
Local ice cream shop and a genuine Papillion favorite. The kind of place that becomes a weekly habit once you live nearby.

Community & Events

Papillion Days is the city's signature annual celebration — held over Father's Day weekend in June, dating back to 1947, and drawing over 50,000 visitors into the historic downtown corridor. One of the largest parades in Nebraska, a carnival, vendor fair, and beer garden make it one of the metro's most genuine community events rather than just a festival on a calendar. It's also the primary fundraiser for the Papillion Community Foundation, which means attending it means something beyond just showing up. Papillion has also become one of the most welcoming cities in the metro for military families relocating to Offutt Air Force Base — the commute is short, the schools are strong, and the community is used to new people arriving and putting down roots quickly. If that describes your situation, the Military Relocation Guide covers everything you need to know about buying near Offutt.

Parks & Trails

Papillion is well-served for outdoor space — and the trail system connects you well beyond the city limits.

Halleck Park
The heart of Papillion's park system and home to Papillion Days every year. Playgrounds, open space, and the kind of community gathering spot that a city this size does well.
Walnut Creek Lake & Recreation Area
Lake, fishing, trails, and open space on the south side of the city. One of the better outdoor destinations in the south metro and a regular spot for Papillion families.
W. Papio Trail
Paved multi-use trail running through Papillion and connecting north to the Keystone Trail system. Runners, cyclists, and dog walkers use it daily — and it ties Papillion into the broader Omaha trail network.

A Little History

Papillion was incorporated in 1870 and takes its name from the French word for butterfly — a nod to Papillion Creek, which the early French explorers named for the butterflies they found along its banks. It remained a small independent city for well over a century before the growth of the south Omaha metro turned it into one of the fastest-expanding communities in Nebraska. That original small-town identity is still visible in the downtown, in Halleck Park, and in the way the city runs its community events — which is a big part of why people who move here for the schools end up staying for everything else.
