Both programs have income and purchase price limits that vary by county and household size. For NIFA in Nebraska, you generally need to not have owned a home in the past three years, fall within the income guidelines for your area, and purchase within the program's price cap. Rates are typically below market, and many programs include down payment assistance bundled in.

Can I buy a home in Omaha without visiting in person first?+

Yes — and it's more common than most people expect, especially for job relocations. I've worked with buyers who made offers sight-unseen based on video walkthroughs, neighborhood context I provided, and a clear understanding of what they were getting into.

How long does it typically take to buy a home in Omaha?+

From first conversation to keys in hand, most buyers are looking at 60–90 days — though that range depends heavily on how quickly you find the right home and how competitive the price range you're shopping in is.

Pre-approval usually takes about a week. Active searching can take anywhere from two weeks to two or three months depending on inventory. Once you're under contract, closing typically takes 30–45 days with a conventional loan, or 45–60 days with FHA or NIFA.

How competitive is the Omaha market for buyers right now?+

It varies significantly by price range and neighborhood. Well-priced homes in top school districts — Millard, Elkhorn, Westside, Gretna — can still see multiple offers, especially between $250K and $375K where first-time buyer demand is strongest.

Above $400K, the market tends to be more negotiable. There's typically more room to ask for concessions, request repairs, and take a day before writing an offer. Knowing which situation you're in before you start touring saves a lot of frustration.

How much do I actually need for a down payment?+

Less than most people think. Conventional loans start at 3% down, FHA at 3.5%. VA loans for qualifying veterans require 0% down. NIFA and IFA programs also include down payment assistance that can offset some or all of what you'd otherwise need to bring.
