Bennington is northwest Omaha's fastest-growing suburb and one of the most in-demand school districts in the entire metro. Buyers come here specifically for Bennington Public Schools — highly rated, tight-knit, and currently at capacity, which means you have to live in the district to be guaranteed a spot. That enrollment reality has become part of the pitch: if you're in, you're in. And a lot of families are willing to pay to get in.

The tax picture is worth understanding before you start shopping. Bennington carries some of the higher property tax rates in the metro right now — a combination of SIDs from active development and a recently approved school bond funding the district's second high school, currently under construction at 180th and Military Road with a groundbreaking last summer. The new school directly addresses the district's capacity issue and is a significant long-term investment in the community. If you're buying in Bennington today, you're partly paying for infrastructure that will benefit your kids — that context matters when you see the tax line.

New construction is active and ranges from production spec homes to custom builds, similar to Elkhorn in variety and pricing. The area is still developing, which means newer homes but also a retail and grocery landscape that hasn't fully caught up yet. Most major shopping happens south on the Maple Street corridor rather than in Bennington itself. That's the honest trade-off: newer home, great schools, and a commute to your grocery store for now.

Flanagan Lake and Standing Bear Lake are the two main outdoor anchors, and both are genuine assets. Downtown Bennington is small — a local coffee and ice cream shop, a brewery, and a handful of spots — more of a neighborhood feel than a destination, but it has character.

Most homes are served by Bennington Public Schools, one of the highest-rated smaller districts in the metro. The district currently operates one high school with a second under construction, expected to relieve capacity pressure as the community continues to grow. Because of enrollment limits, living within district boundaries is the only reliable path to a guaranteed spot — something worth factoring in if you're also considering Elkhorn or Gretna as alternatives. Bennington has the feel of a community that knows exactly what it is and is building toward something. The school district is the center of gravity — it's why people move here and why they stay. Bennington Daze each June is the community's annual festival — a weekend of dances, a beer garden, BBQ contest, farmers market, volleyball, and neighborhood events that punch well above the city's size. The approval of the school bond and the groundbreaking on the second high school signals that the community is investing in its own future rather than just growing and hoping things catch up. Buyers who get in now are buying into a community mid-build, which historically has been a solid long-term position in the Omaha metro.

A Little History

Bennington started as a small farming village in the late 1800s and stayed that way for most of its history — a quiet northwest community well outside Omaha's orbit. The growth that has reshaped it is recent, driven largely by families following the school district's reputation as Elkhorn filled up and development pushed north. The small downtown is a remnant of the original village, and it's one of the more honest parts of the community — a reminder that this was a real place before it became a real estate story.
