Benson is one of Omaha's most distinctive neighborhoods — a place where 1920s bungalows sit next to craft cocktail bars, and a Tuesday night can turn into a live show at Reverb Lounge or The Waiting Room without any planning. Located just north of Midtown, it has an urban energy that's genuinely walkable without feeling like downtown. Maple Street is the spine of it all: coffee shops, local restaurants, music venues, and the kind of foot traffic that makes a neighborhood feel alive rather than just residential.

The food and nightlife scene alone has made Benson a destination within the city. Yoshitomo draws people from across Omaha. Ted & Wally's has been scooping homemade ice cream on Maple for decades. JoJo's, Barchen Beer Garden, Burrito Envy, Virtuoso Pizzeria — the list is long and almost entirely locally owned. Gallagher Park anchors the neighborhood with a public pool and softball fields right across from the high school, while Benson Park on the south side offers fishing, a splash pad, and basketball courts. First Fridays bring the whole street to life monthly, and Benson Days every July has been a neighborhood tradition for years.

Housing runs mostly early 1900s to mid-century — craftsman bungalows, two-stories with original woodwork, and the occasional renovated duplex. Prices reflect the neighborhood's reputation: more accessible than Dundee or Midtown proper, but rising steadily as buyers keep discovering it. Commutes to Midtown, Downtown, and even West Omaha along Dodge are straightforward, which makes Benson a consistent choice for buyers who want character and convenience without paying Aksarben prices.

Most homes in Benson fall within the Omaha Public Schools (OPS) district. Elementary options in the area include Harrison, Rose Hill, and Benson West. Monroe Middle School serves the neighborhood, and Benson High School — one of Omaha's oldest — is right in the heart of the neighborhood at Gallagher Park. OPS also offers magnet and career-focused programs at the high school level, which expands options beyond your attendance zone school. Maple Street is where most of it happens — and almost all of it is locally owned. A few worth knowing before you move in:

Community & Events

Benson First Friday happens the first Friday of every month — live music, local art, and most of Maple Street stays open late. It's the kind of thing you show up to once and end up at every month. Benson Days in late July brings a parade, pancake feed, and local vendors, and has been a neighborhood tradition for years. The Benson Theatre, restored and now run as a community arts space, hosts free and low-cost events year-round — comedy, concerts, lectures — and is one of the better reasons to actually know your neighbors.

Parks & Green Space

Benson has two solid neighborhood parks within easy walking distance of most homes.

Gallagher Park
Right in the heart of the neighborhood across from Benson High School. Public pool, softball fields, a fountain, and open space for picnicking. This is the park kids grow up on in Benson.
Benson Park
South side of Military Ave. Walking and biking path around a pond, fishing, a large splash pad and playground, basketball courts, and BBQ areas. Popular with families on weekends year-round.

A Little History

Benson was platted in 1887 by Erasmus Benson on land purchased from Edward Creighton, and operated as its own independent city before being annexed by Omaha in 1917. That independent streak never really left — Benson still feels like its own place inside the city, which is a big part of why people choose it and why those who do rarely want to leave.
